At Osprey Vacation Rentals, our property owners are our #1 priority.  The Osprey is known as the protector and we will go over and beyond to protect your investment on the Emerald Coast.   Our mission is to run our business in a way that offers the utmost protection to our clients while generating the maximum rental income.

 

Below is a list of frequently asked questions.

How are cleaning fees handled?   

Routine cleaning fees are billed directly to our guests.  Our owners will be charged annually for a deep clean and when you stay at your property, you will be responsible for the cleaning fee only.

 

What happens if a renter damages the property?

At Osprey Vacation Rentals, we include accidental damage protection on every rental. The coverage includes accidental damage protection up to $1,500.  If the damage exceeds $1,500, or if the damage is considered intentional, we will pursue the renters on your behalf and do everything in our power to recoup the expense. The accidental damage waiver enables us to make most repairs without having to bill these common expenses to our customers (both guests and owners).  In addition we require a drivers license, credit card on file, and security deposit (credit card hold) on every rental.  Accidents happen, and our system enables us to act fast and efficiently to keep your property well maintained.  Our accidental waiver does not cover intentional acts, guests personal property, or missing items.

 

How will you market our Emerald Coast Property?

At Osprey Vacation Rentals we utilize many of the popular channels like VRBO.  Unlike many others, we also sync to Google Vacations and offer a Direct Booking Website for those renters looking to save.  Our direct booking website is SEO optimized to insure visibility on all of the major search engines.  We also advertise on social media outlets like Facebook, Instagram and YouTube.

 

What type of complimentary products do you offer your renters?

This is where Osprey Vacation Rentals shines.  We offer high quality bath products and linens, as well as a high-end starter pack of bathroom and kitchen supplies.  We feel that offering a little extra on the products leads to good reviews and in turn more rental income for our owners.

 

How are linen fees handled?

All new owners are required to invest in our linen program.  This will include the expense of 3 sets of linens.  The linen program will need to be rejoined and a new payment required every 2 years.  The linen fee expense will depend on the number of bedrooms and bathrooms.

 

What do you Charge for Vacation Rental Management

Our Vacation Rental management fees are very competitive and will range from 18% to 25%, based on your projected rental income.   To be clear, we are not a limited service property manager, and we are not the cheapest option.  Our company goal is to strive for 100% owner and renter satisfaction.  You have many options when it comes to a property manager, and all managers are not created equally.   We are not the manager that just sends the maids in with the turn and burn mentality.  Our thorough inspection process will insure that your home is protected and well maintained.

 

What onboarding expenses should I expect?

You will find that our onboarding expenses are customary.  There will be an initial marketing expense to cover the photography, video, and drone footage.  There will be an expense to join our linen program, and the expense of a Schlage WIFI lock that offers the ultimate guest experience.  There is also an annual VRBO fee of $699 that is billed to our owners.  There may be additional expenses like the required exit sign for short term rentals as well as an initial deep clean, if it is needed.

 

How will I access all of my account information?

All of your information will be in the owners portal.  With our cutting edge software, you will be able to access all of your calendars, statements, and other financial info in one easy spot, directly from this website or your personal link.  Owners will also be able to block off dates for personal visits on the portal.  It is your property, and we feel that you are entitled to use it as much you like.  Please block your dates well in advance as we cannot cancel existing reservations.

 

How and when will I receive my vacation rental income?

Our owners will be paid on or before the 14th of every month.  All owners must be able to accept ACH payments directly to their bank account, as this is the fastest and most efficient method of payment.
